Terms and Conditions – Nossa Temporada

1. Business Hours and Contacts

Monday to Friday: 8:00 am to 6:00 pm

Saturdays: 9:00 am to 3:00 pm

Outside these hours, our team is available 24 hours a day, for emergencies only, at the same number.

2. Reservations

To validate the reservation, the guest must provide proof of payment along with the following information:

Full name

Date of birth

Passport or ID number

CPF (for Brazilian residents)

Full address (district, city, postal code)

Phone number and e-mail address

Check-in time

Check-out time

Full name of all other guests (if applicable)

3. Payments and Security Deposit

To secure a reservation, a 50% down payment of the total rental amount is required, payable via bank transfer, deposit, boleto, PayPal, credit card, or PIX.

The remaining 50% must be paid no later than 7 days prior to check-in.

Proof of payment must be sent via e-mail or WhatsApp for the reservation to be considered valid.

The booking will be confirmed once the Nossa Temporada reservations department sends a confirmation e-mail.

In exceptional cases, if the reserved property becomes unavailable for reasons beyond the control of Nossa Temporada, the guest may choose between:

Relocation to a similar property; or

Full refund of all amounts paid.

4. Check-in

Official check-in time: from 3:00 pm onwards.

Check-in is carried out in self check-in format. The guest will receive instructions up to 30 minutes before arrival from the check-in department, available 24/7 at (+55) 22 99617-1779.

Guests must inform their estimated time of arrival, contact number, names, and documents of all guests in advance. Without this information, check-in cannot be completed.

Early Check-in

If the guest wishes to check in between 6:00 am and 3:00 pm, a fee equal to 50% of the daily rate will be charged, payable in advance.

For check-ins between 10:00 pm and 6:00 am, an additional full daily rate will be charged (for the previous day).

5. Check-out

Official check-out time: by 11:00 am.

Guests must send a video of the property showing its condition to Nossa Temporada’s central office and place the keys inside the property’s safe box.

Late Check-out

If the guest wishes to remain between 12:00 pm and 6:00 pm, a fee equal to 50% of the daily rate will be charged, payable at check-in.

For departures between 6:00 pm and 12:00 am, a full daily rate will be charged.

In case of delays of more than 30 minutes after the official check-out time, a fine of R$ 500.00 will be applied if departure occurs before 6:00 pm. After this time, an additional full daily rate will be charged.

6. Cancellations and Reservation Changes

Cancellations made 30 days or more prior to check-in: full refund of amounts paid.

Cancellations made between 29 and 15 days prior to check-in: 50% refund of amounts paid.

Cancellations made less than 15 days prior to check-in: no refund.

In case of no-show, no refund will be given.

Reservation date changes will only be accepted upon written request and express confirmation from Nossa Temporada.

7. General Rules and Responsibilities

Visitors are strictly prohibited from entering the properties. Breach of this rule may result in immediate termination of the rental agreement, with no refund of amounts paid.

The number of occupants may not exceed the maximum limit stated on Nossa Temporada’s website.

Parties, the use of illegal drugs, the presence of pets without prior authorization, and any activity that violates condominium rules are strictly prohibited.

Any fines imposed by the condominium administration due to guest behavior will be the sole responsibility of the guest and may also result in immediate termination of the contract.

Guests assume full responsibility for the property, all items within it, and any damages caused to the condominium’s common areas.

8. Internet and Cable TV

If the property provides internet or cable TV, any failures or interruptions will not be the responsibility of Nossa Temporada, as these services are provided by third parties. In such cases, no refund will be issued.

9. Jurisdiction

The parties elect the Court of the District of Arraial do Cabo, State of Rio de Janeiro, Brazil, as the sole jurisdiction to resolve any disputes arising from this contract, with express waiver of any other jurisdiction, however privileged it may be.
